Confused about Foreclosures & Short Sales?  Here is a quick explanation.  During a Forelosure, a bank owns the property and make all decisions during negotiations.  Response times are usually less than one week.  Properties are sold in "as is" condition.  Limited or no seller disclosures about the history of the house are provided.  The property is usually vacant.  During a Short Sale, the human owners still own the property and do the negotiating.  When an offer looks acceptable to the owners, they submit it to their lenders and ask the lender(s) to forgive the amount of money short.  Response time from the lenders can be up to one month or longer.  There is no guarantee that the lender will accept an offer at the price listed by the owner.  The owners usually still live in the house.  Seller disclosures about the history of the house are usually provided.
